The Punch List Is Done. Your Building Still Isn't Ready.

You signed off on the GC's final walkthrough. But look around: there's drywall dust on every surface, protective film on the windows, label residue on the fixtures, and a fine white layer on every horizontal surface that won't quit. That building isn't move-in ready. It needs a post-construction clean, and it needs one done right.

The Three Phases of Post-Construction Cleaning

Phase 1: Rough Clean — Remove bulk debris, sweep, initial dust removal. Happens while finishing work is still underway.

Phase 2: Detail Clean — Wipe all surfaces, clean windows, scrub floors, remove labels and stickers. Happens after all construction is complete.

Phase 3: Final Touch — Touch-up cleaning, floor polish, final inspection walkthrough. Happens right before occupancy.

What It Costs

Space SizeRough CleanDetail + Final
Under 5,000 sqft$500-$1,000$1,000-$2,500
5,000-15,000 sqft$1,000-$2,500$2,500-$6,000
15,000-50,000 sqft$2,500-$5,000$5,000-$15,000

Common Mistakes

  • Starting too early (before HVAC is running — dust redistributes)
  • Forgetting the HVAC system (construction dust clogs filters)
  • Not doing a punch-list walkthrough with the GC first
